In my experience clogged gutters are worse than not having them at all here in Augusta.

your gutters and downspouts, especially during the fall and after heavy storms. Check for

damage and ensure water flows away from your home’s foundation.



2. Change HVAC Filters

Replace your HVAC system’s air filters every month on the same day to improve air quality and maintain system efficiency. Clean filters prevent dust buildup and reduce strain on the system, extending its lifespan. Best practice is to use the very cheapest ones, HEPA style filters or long lasting ones severely prevent air flow, making the unit work harder, which leads to decreased function and shorter life spans. Plus you will forget to change them if it's not a habit you create

for a specific day of the month. Like the 1st or 15th.


3. Test Smoke and Carbon Monoxide Detectors

Did you know that smoke detectors have an expiration date? Check smoke and carbon

monoxide detectors regularly to ensure they’re functioning correctly. Replace batteries at least

once a year and replace the detectors themselves every 7-10 years as recommended by the

manufacturer.


4. Seal Windows and Doors

Inspect the weatherstripping around windows and doors for cracks or gaps to the exterior.

Replacing worn weatherstripping or applying caulk can improve energy efficiency and reduce

heating and cooling costs.



5. Flush Your Water Heater

Sediment can build up in your water heater over time, reducing its efficiency. Drain and flush the

tank annually to remove sediment and ensure it operates effectively. Check the manufacturer’s

instructions for specific guidance. This is especially important for tankless systems.


6. Check Your Roof

Inspect your roof for missing shingles, damaged flashing, or signs of wear. Addressing small

issues promptly can prevent leaks and costly repairs. If it’s safe to do so, check the roof yourself

or hire a professional for an annual inspection.


7. Maintain Your Plumbing

Prevent clogs and leaks by:

● Avoiding pouring grease or food scraps down the drain.

● Using drain strainers to catch debris.

● Inspecting under all sinks for signs of leaks or water damage every few months.

● Pulling up your sink stoppers and cleaning the debris off of them.

● Never flush anything that is not made to go down the toilet.


8. Service Your Appliances

Keep your appliances running efficiently by:

● Cleaning refrigerator coils every 6-12 months. ( underneath and on the back)

● Checking or tightening dishwasher connections and cleaning the filters on the inside.

● Ensuring your dryer vent is clear to the exterior to prevent fire hazards. Best practice would include cleaning your dryer filter after every use.

● You may have other appliances like a dehumidifier, water softener, sump pump, septic

tank, etc that you need to know how to care for. All appliances that process water or

heat should be maintained appropriately.


9. Inspect Your Foundation

Look for cracks or signs of water pooling near your foundation. Address drainage issues by

ensuring gutters and downspouts direct water away from your home. Seal any cracks promptly

to prevent further damage. Remember that you never want water to stand or pool near your

foundation or up against your home.


10. Schedule Regular HVAC Maintenance

Have a professional clean and inspect your HVAC system at least once a year to keep it

running efficiently. Regular maintenance can catch issues early and prolong the life of your

system. Generally a maintenance contract with a local company will come with a discount on

the services, ideally twice a year, in the spring and the fall.


11. Clean and Inspect Exterior Surfaces

Power wash siding, decks, and driveways annually to remove dirt and mildew. Inspect for

cracks or damage, and reseal wood or concrete surfaces as needed to protect them from the

elements.


12. Garbage Disposal Tip

Garbage disposal cleaning is imperative to keep this functioning well. You can buy cleaning

pouches at your local hardware store or online. Additionally, NEVER put anything down there

that is not edible and familiarize yourself with the reset button, in the event it binds up and trips

itself, and the garbage disposal “key” that will help you manually unbind it if something does get

lodged inside the gears.


Awareness is key to effective home maintenance. Understanding that nothing lasts forever and

taking notice of things around you will help you become better at identifying what needs your

attention in your home. It is natural to adopt an out of sight, out of mind approach to these

things. I want to challenge you to reject the status quo.
